After purchasing the property, the only structure on the island was a dilapidated building, so he tore it down and rebuilt it from scratch. The result is a charming cabin that can accommodate up to four people, with breathtaking views of the ocean.

    Now, after enjoying the island for more than a decade, Billy has decided to sell it for $339,000. But he’s not selling it to just anyone. There’s one condition: the potential buyer must spend a night alone on the island before committing to the purchase.

    Billy’s reason for this is simple. He wants the future owner to experience the island’s natural beauty first-hand, but also understand the challenges that come with it. While the island offers tranquility in the summer, the conditions between October and May can be tough. During these months, residents may face strong storms, ice, and snow, which makes life on the island far from easy.

    “I stick to my plan: to be considered a buyer, you need to live there,” says Billy. He’s also clear that the buyer must be someone who understands the importance of preserving the island’s wildlife. Billy has already turned down potential buyers who were interested in using the island for hunting purposes, wanting to ensure that the property would remain a sanctuary for its wildlife.

    A Simple Life With a View

    While the island doesn’t have running water or heating, Billy believes it’s all part of the charm. “This land is worth it,” he says. “It has something magical.” The chance to live on a tiny, isolated island surrounded by the vast ocean can provide a life-changing experience, one that allows for complete immersion in nature and an extraordinary connection to the environment.
