King Street Aparthotel Wins Accommodation of the Year 2026 for Charity Linked Booking Model

Four rooms at King Street Aparthotel funnel a percentage of every booking directly into local charity coffers. On Thursday night, that model helped secure the property Accommodation of the Year 2026 at the Stirling Business Awards.

The 15-bedroom boutique aparthotel at 45 King Street beat competing entries by embedding charitable giving into its core business structure. Each of the four designated suites channels funds to a different local organisation—a detail judges cited as evidence of genuine community commitment rather than corporate box-ticking.

Neil Munday launched the property believing hospitality should strengthen the places it operates within, not just extract value from them. The charity suite initiative puts that philosophy into practice every time a guest checks in.

“We are absolutely delighted to receive the Stirling Business Awards Accommodation of the Year 2026 award,” Munday, the aparthotel’s managing director and co-founder, said following the ceremony. “This award is a testament to the strength of our Operations team, whose dedication and teamwork make exceptional guest experiences possible every single day.”

Then he did something unexpected for an acceptance speech: he named names.

“From Laura, our House Manager, who ensures that she makes guests feel truly valued; to House of Maids, who keep our whole property building spotless; Kitchen at 44, who consistently deliver outstanding catering and delicious breakfast hampers; Alister, who keeps everything running smoothly with his maintenance expertise; and Chris, our Out of Hours Manager, who looks after guests beyond the 9-5 window—this recognition belongs to you all.”

That level of specificity matters. In an industry where staff often work invisibly, Munday’s public acknowledgement of the house manager, the maintenance specialist, and the overnight manager signals a different operating culture.

The aparthotel occupies an interesting position in Stirling’s accommodation landscape. It’s neither traditional hotel nor pure self-catering, instead blending apartment-style independence with boutique service levels. Rooms and suites are designed for flexibility—business travellers staying multiple nights, leisure guests wanting space to spread out, visitors seeking something beyond the standard hotel formula.

But the physical product alone wouldn’t have secured the award. Judges highlighted the property’s integration into Stirling’s business ecosystem: collaborations with regional suppliers, artwork from local creators on the walls, active encouragement for guests to explore independent businesses nearby.

That’s the economic multiplier effect in action. Revenue doesn’t stop at the aparthotel’s front desk—it circulates through the city centre and wider Forth Valley.

“We are equally proud of the strong relationships we have built with local artists, suppliers, institutions, businesses and charities in Stirling city centre and the wider Forth Valley,” Munday added. “Collaboration and community remain at the heart of everything we do.”

The Stirling Business Awards celebrate enterprise and innovation across the region, shining a light on organisations raising standards and contributing meaningfully beyond their own balance sheets. Winning the accommodation category positions King Street among Scotland’s leading boutique hospitality providers—notable for a property that only launched recently enough for Munday to have been named SASS UK Property Investor of the Year for this development.

Two major awards in quick succession. The trajectory is clear.

Guest feedback has consistently hit high marks, though the aparthotel doesn’t rely on star ratings alone to measure success. The charity donation model, the supplier relationships, the local artist partnerships—these aren’t marketing tactics. They’re structural choices that shape how the business operates day to day.

Looking toward the rest of 2026, the team plans further collaborations and enhanced guest experiences designed to deepen visitor engagement with the city itself. Investment in the rooms and suites continues, ensuring the property remains among the highest-quality accommodation offerings in the area.

Munday closed his remarks with a nod to those who voted for the aparthotel. “Finally, a heartfelt thank you to everyone who voted for us, your support means the world to our entire team.”

The win arrives as Scotland’s serviced apartment sector continues expanding, with travellers increasingly seeking alternatives to traditional hotels. Properties that combine space, flexibility, and genuine local connection are capturing market share—particularly those that can demonstrate authenticity rather than simply claiming it.

For King Street, authenticity shows up in the four charity suites. In the named team members. In the local suppliers stocked in the breakfast hampers from Kitchen at 44. In the decision to feature regional artists rather than mass-produced prints.

These details accumulate into something larger: a business model where commercial success and community benefit aren’t opposing forces but reinforcing ones. Whether other properties in Stirling and beyond adopt similar approaches remains to be seen.

What’s certain is that judges found the model compelling enough to award the top prize in a competitive category. And that guests continue booking those four suites, funding local charities with every stay—often without realising they’re participating in something beyond a standard accommodation transaction.

That’s perhaps the most effective version of the model: where doing good requires no extra effort from the guest, just the act of choosing where to stay.
